Costs & Proposals

We provide detailed, itemized proposals for every project. For larger remodels and additions, we use a cost-plus contract model -- every direct cost is listed by phase: labor hours and rates, material quantities and prices, and subcontractor costs by trade. On top of direct costs, we add a 15% overhead recovery (for logistics, fuel, tools, and superintendent time) and a 12% profit retainage held separately until project completion. No vague estimates, no hidden fees, no surprises.

Profit retainage is the portion of our profit that is held in reserve and only released when the project is substantially complete and the punch list is closed. This means we do not fully earn our profit until the job is done to your satisfaction. It is a contractual protection for you: if we don't finish the job right, we don't get paid in full. We believe this is how a contractor should operate.

Yes. Our initial consultation is completely free and comes with no obligation. We come to your home, walk through the space, listen to your vision, and give you honest guidance on scope and budget. There's no pressure and no sales pitch.

Our proposals are detailed and accurate. If something unexpected arises during construction that affects the cost, we communicate it immediately and document any changes in writing with updated pricing before proceeding. You will never be surprised by a bill that doesn't match what you agreed to.

Yes. We typically require a deposit to secure your project start date and cover initial material costs. The deposit amount and payment schedule are clearly outlined in your proposal before you sign anything.

Working With Us

Project timelines vary by scope. A bathroom remodel typically takes 2 to 4 weeks. A kitchen remodel takes 3 to 8 weeks. A deck or porch takes 1 to 3 weeks. Home additions and larger projects may take 8 to 16 weeks. We provide a detailed timeline in every proposal.

For most projects, you can stay in your home. We work to minimize disruption, maintain a clean job site, and protect the areas of your home we're not working in. For very large renovations, we'll discuss logistics during the consultation.

Yes. We handle all required permits and coordinate inspections as part of our service. You don't need to deal with the paperwork or the permit office. We take care of it.

We keep you updated throughout the project. You'll know what's happening each day and we'll reach out immediately if anything needs your input or decision. We believe clear communication is one of the most important things a contractor can provide.

Payment Options

Yes. We partner with Hearth to offer flexible financing options for home remodeling projects. You can check your rate options in minutes with no impact to your credit score. Visit our Financing page to learn more and use our payment calculator.

We accept check, bank transfer, and financing through Hearth. We discuss payment terms and schedule clearly in your proposal before any work begins.
